Improvement Location Certificate (ILC)

Think of this as a professional drawing of the property. It just reports, in the form of a drawing, what is currently happening with the property. It does not do anything to the property (like determine exact property lines or set property corners). Its main function is to determine any encroachments for the title companies (that was why an ILC was created). Sometimes some counties will allow an ILC for minor construction, but this is becoming more the exception than the norm. An ILC is not a true survey.
